Land investment has increased in growth year on year. Land prices surged at the fastest pace in the RICS’ rural market survey’s history during the first half of 2008. Investment land jumped forward, with the average price rising by 24% (the fastest pace in the survey’s history) in the first half of 2008 and by 47% year on year.
It's hard to escape the impact land investment has made in the news recently, with many publications headlining land investment and the increase in land prices, including The Independent, Farmers Weekly and Farmers Guardian to name a few.
What has driven this rise in investment land prices?
There are many national and international factors driving these price rises in investment land, including:
- A predicted 40% rise in world population by 2050, resulting in;
- Increased demand for food and therefore commodity prices
- These sharp increases in food prices continue to encourage farmers to expand production
- A weak pound has buoyed the market, making investment land more attractive for overseas buyers
- Overseas buyers, lifestyle purchasers and farmers all competing for investment land for sale
- Increasing demand outstripping an extremely limited supply of investment land for sale in the UK
Is the bubble set to burst on land investment?

The Valuation Office Agency, a government body and executive agency of the HM Revenue & Customs, reports that there appears to be little indication that the direction of the land investment market is likely to change. Investment land remains in strong demand, whilst supply of investment land for sale remains well below that level of demand.
