Finding private woodland for sale is still relatively difficult. Woodland can be used for a wide range of outdoor activities including paint balling, archery, tree climbing and cycling. Many people buy woodland for their own enjoyment and to have a place to be at one with nature.
Other leisure activities include camping, caravanning, woodworking and even naturism. A caravan can be kept in woodland for up to 28 days per year and non-permanent structures are also acceptable, such as sheds or tree houses.
Another rare commodity is land with either fishing rights or suitable for a shoot.
Obviously, land for fishing must either have river or canal frontage or have a sufficiently large lake that can be stocked with fish. Land of this description is actually quite hard to find because often when such land is sold, the fishing rights are retained by a previous owner.

Similarly land suitable for a shooting requires open space and woodland. Land is often specifically designed for shooting with trees and woodland strategically planted to provide cover.

Land can be used for a wide range of recreational activities, which includes quad biking, off-roading, archery and cycling.
As quad-biking, motor-cross and off-roading are noisy pursuits, land purchased for these is usually more remotely located, though an accessible road is require, and not near residential development.
Quieter activities, such as archery, may have other specific requirements i.e. flat land open land.

The cost of the land constitutes up to 40% of the outlay to build a new home. Building land or land with any form of planning permission is expensive. A reasonable sized piece of building land in the Southeast can cost around £200,000.
If you are looking to buy land with a view to building your own home, make sure that you have a complete right of access. Land can sometimes be sold that can only be accessed via a ‘ransom strip’. This is a piece of land that is not owned by the vendor and it means that you could have no right of access to your new home.
‘Ransom strips’ can be held by the Council who may own the grass verge or pavement. Gaining access to your land in these circumstances can be very expensive. Ransom strips, as the name suggests, can cost from £15,000 upwards.
